North Miami Context
Located in North Miami, the residence sits within a city known for its strong architectural identity and the largest concentration of mid-century modern buildings in South Florida. This context informs the project’s emphasis on clarity of form, indoor–outdoor integration, and a restrained yet expressive architectural language.
T House responds to its surroundings with a contemporary interpretation of these principles, aligning modern luxury with the area’s architectural heritage.
Waterfront Strategy & Outdoor Living
The architectural approach prioritizes the waterfront as the home’s defining element. Expansive terraces are carefully positioned to offer multiple vantage points toward the water, allowing residents to experience the site from different perspectives throughout the day.
A generous pool deck anchors outdoor living, blurring the boundary between architecture and landscape. These spaces are designed not as secondary amenities, but as essential components of the home’s spatial experience—supporting relaxation, entertaining, and daily life at the water’s edge.
Façade Design & Light Control
The façade composition balances openness with control. Architectural elements are calibrated to manage sunlight, enhance views, and add depth to the building envelope. Terraces, overhangs, and volumetric articulation work together to modulate light while reinforcing the home’s clean, modern identity.
This approach adds dimension and rhythm to the architecture, ensuring the residence feels dynamic and refined rather than static or purely minimal.
Luxury Living by the Water
T House is designed as a high-end waterfront home where space, light, and location drive the experience. Rather than relying on excess, the project focuses on proportion, spatial flow, and environmental responsiveness—creating a residence that feels calm, expansive, and deeply connected to its setting.
