The master plan redefines the entire property as a cohesive resort environment, encompassing building façades, arrival sequences, pool areas, driveways, pedestrian paths, and landscape design.

The vision is to transform the existing complex into a chic, intimate, and sophisticated waterfront destination, enhancing both daily living and long-term asset value. The design also directly responds to the property’s history of hurricane exposure and deferred maintenance, integrating strategies that improve durability, resilience, and operational longevity.

Architectural Renovation & Façade Design

The architectural renovation introduces soft curvature into the façade composition, evoking the fluid movement of water and reinforcing the project’s relationship to its coastal setting. This sculptural language brings a renewed sense of identity and elegance to the building.

Material strategies include wood-look aluminum vertical louvers accenting elevator towers, providing warmth and visual rhythm while maintaining durability in a marine environment. Windows are unified with dark bronze mullions and light grey tinted glass, creating a consistent, refined exterior expression.

Circulation corridors are upgraded with a combination of concrete guardwalls and clear glass railings, balancing safety, transparency, and contemporary aesthetics.

The garage level is intentionally treated as a visually recessed base, finished in a dark, textured concrete to allow the primary building mass to visually “float” above. This strategy minimizes the perceived scale of the podium and directs attention to the residential levels.

The existing roof is replaced with a clean, flat profile, reinforcing a modern architectural character. All rooftop equipment is discreetly concealed behind perforated metal screens, preserving uninterrupted views and maintaining a sleek silhouette against the waterfront horizon.
