Conceived as a condo-hotel and short-term rental development, the project leverages zoning allowances, sustainability strategies, and hospitality-driven design to create a resilient, future-ready asset in Brickell.

Project Overview

Smart Brickell Luxe is a 184,000-square-foot luxury high-rise combining hotel units, condominium residences, and ground-floor commercial space within a compact footprint. Developed by Habitat Group, the building is designed to utilize maximum allowable density while maintaining strong environmental performance and a refined urban presence.

From the outset, the project committed to achieving LEED Gold certification, integrating passive design strategies, high-performance building systems, and on-site stormwater management to reduce operational impact and long-term costs.

Urban Context & Density Strategy

Located at the edge of the Brickell District, Smart Brickell Luxe contributes to the continued revitalization of the area while responding directly to its urban intensity. The project’s massing and program distribution are carefully calibrated to deliver high unit yield within a small site footprint, aligning zoning performance with market demand for short-term rental and hospitality uses.

Energy Efficiency & Environmental Performance

Energy efficiency is a core driver of the design. Exit stairwells are positioned along the east and west façades, acting as thermal buffers that limit solar heat gain where sun exposure is most aggressive. Primary unit openings are oriented north and south, maximizing natural daylight while preserving interior comfort and reducing energy demand.

Deep overhangs, slab extensions, and architectural “eyebrows” provide additional solar protection, while envelope insulation values exceed code requirements. Stormwater runoff is managed on site, reinforcing the project’s LEED Gold sustainability goals.

Façade & Architectural Expression

The façade balances performance with urban character. The parking structure is articulated with large glazed openings to maintain transparency and avoid the visual weight typically associated with garage podiums. Perforated metal panels provide natural ventilation while doubling as an urban art surface, contributing texture and identity to the streetscape.

Transit-Oriented Mixed-Use Design

Situated within a Transit-Oriented Development (TOD) zone, Smart Brickell Luxe incorporates features that actively promote pedestrian movement and alternative transportation. Parking ratios are reduced by approximately 50%, while bicycle infrastructure is expanded to include over 70 bicycle parking spaces.

At ground level, over 2,500 SF of commercial space activates the street, while hospitality amenities—including a restaurant and gym on Level 8—enhance both guest experience and long-term asset value.
